What does a roof replacement cost per square metre?

Metal roofing: often around EUR 90–140 per m² in Northern Europe, including removal and new underlay.

Concrete tiles: often around EUR 95–150 per m².

Clay tiles: often around EUR 120–190 per m².

Copper: often around EUR 300–480 per m² – expensive, but with a very long lifespan.

A family house with about 150 m² of roof area therefore often lands around EUR 13,000–29,000 for metal, concrete or clay.

What drives the cost?

Roof pitch, height and shape: steep roofs, dormers and many angles require more work and scaffolding.

The deck: is the sheathing and battens replaced, or only the covering?
