What does groundwork cost for a house?

Normal, level ground (till or sand): foundations and excavation are part of a normal build and rarely add extra cost.

Sloping plot: expect often around 10% higher building cost due to more excavation, fill and a taller plinth or split level.

Rock that must be blasted: often around EUR 13,000–22,000 extra for a family house in Northern Europe, depending on volume and nearby buildings.

Clay that needs piling or ground reinforcement: often around EUR 13,000–22,000 extra.

What drives the cost?

The volume of rock or loose soil to remove – blasting and haulage are priced per cubic metre.

Neighbours and utilities nearby: require careful blasting, vibration monitoring and surveys before and after.

Piling: pile length depends on how deep the firm bearing layer is.

Drainage, utility connections and driveways are often extra and can be a significant share.

Check the ground before you buy or build

National geological surveys (such as SGU in Sweden, BGR in Germany or USDA soil maps in the US) show roughly what the soil is.

A geotechnical survey gives a reliable answer and usually costs a small fraction of the potential extra work.

Blasting normally requires a permit and a certified blaster – check local rules.

Common pitfalls

Assuming groundwork is included in the house supplier's price – it usually is not in full.

Discovering rock or clay only when the excavator arrives – keep a contingency.

Forgetting that groundwork carries VAT, while the plot price often does not.

Include ground conditions in your estimate

In our calculator you choose the ground type (normal, sloping, rock or clay) and can let us read ground data automatically from the address in supported countries. Groundwork is shown as its own item in the estimate with VAT separated.

Prices are indicative ranges and vary by country, plot, volume and method.
