What does it cost to build a house per m²?

Basic kit or catalogue house with standard finishes: often around EUR 1,800–2,600 per m² for the house itself in Western Europe.

Normal standard with better materials: often around EUR 2,600–3,300 per m².

Architect-designed or high-end house: often EUR 3,500 per m² and up.

Costs differ greatly between countries – labour in Scandinavia, Germany or the US costs far more than in Southern Europe or South-East Asia. A 150 m² house of normal standard in Western Europe therefore often lands around EUR 400,000–500,000 before land and groundwork.

What people forget: the full budget

Land: prices vary enormously by region and location.

Utility connections: electricity, water, sewage and fibre can add tens of thousands of euros depending on the municipality.

Groundwork: normal excavation is one thing, but a sloping site, rock blasting or clay requiring piles can add EUR 10,000–30,000 or more.

Client costs (K1): permits, design, inspections, insurance and legal fees – often 10–20% on top of construction.

Landscaping: driveway, deck, fencing and planting are rarely included in a house price.

Common pitfalls

Comparing only builders' 'from' prices, which seldom include foundation, groundwork, connections or upgrades.

Forgetting VAT and fees in the budget you present to the bank.

Not investigating ground conditions before buying the plot – soil and rock can change the budget dramatically.

K1 and K2 – how professionals split the cost

K2 is the construction contract: groundwork, foundation, frame, roof, installations and interior finishes. K1 covers the owner's own costs around it: land, permits, design and inspection. The split shows at a glance where the money goes.
