Carport (open, simple frame): often around EUR 300–550 per m² fully built.
Unheated garage (slab on grade, basic door): often around EUR 700–1,100 per m².
Insulated garage with electrics and an insulated door: often around EUR 1,100–1,800 per m². A 25–30 m² single garage therefore often lands around EUR 27,000–50,000.
Garages with storage, a workshop or a finished upper floor cost more, approaching the per-m² price of a simple house. Labour costs differ greatly between countries.
What affects the price the most?
Foundation: slab on grade is most common. A sloping site, rock or clay ground can add a lot.
Insulation and heating: a heated garage costs significantly more but works as a year-round workshop.
Door and electrics: an insulated motorised door, lighting and an EV charger are common add-ons.
Build method: a self-assembly kit is cheapest; a turnkey contract is most expensive but simplest.
Don't forget client costs
Besides construction itself (groundwork, foundation, frame, roof, door, electrics), budget for permits, drawings, inspections and setting out. These client costs often add 10–20% on top.
Do I need a building permit?
Rules vary by country and municipality. Many places require a permit for a garage, while small outbuildings or open carports are sometimes exempt. Always check locally before ordering.
